Go to the Valley, or to the edges

The lowest per-foot rates in our listing are in the San Fernando Valley: 21900 Burbank Boulevard in Woodland Hills starts at $2.32 per ft², below every Downtown and Century City building we cover, and 6303 Owensmouth Avenue nearby prices at $2.60 with units from 118 ft². South and east, Commerce Corporate Center at 5800 Southeastern Avenue runs $3.02 with rooms from 43 ft², and the Topaz Building at 222 West 6th Street in San Pedro asks $2.67 for space up to 46,522 ft². None of these are compromises on building quality — they are compromises on postcode.

Take the small furnished room, not the small lease

Under about 500 ft², a conventional lease is the expensive option: you pay for furniture, cabling, insurance and a fit-out period on a footprint too small to amortise them. The furnished rooms in our listing — $130 for 43 ft², $336 for 129 ft², $560 for 215 ft², $700 for 269 ft², $780 for 258 ft² — include all of it. A coworking desk at $385 a month or a business address at $110 undercuts even that if you do not need a door every day.

Skip the view, not the building

Identical layouts on lower floors of the same tower are routinely cheaper, and the only real difference is what you see out of the window.
