Where the inventory sits

Downtown carries the deepest supply — 52 available units across six towers, among them US Bank Tower at 633 West Fifth Street, City National Plaza on South Flower Street and Union Bank Plaza at 445 South Figueroa Street. Century City follows with 37 units in four buildings, including Century Plaza Towers at 2029 Century Park East. The San Fernando Valley — Woodland Hills, Encino, Sherman Oaks — holds 47 units across five centres and is the value end of the market: 21900 Burbank Boulevard starts at $2.32 per ft², the lowest rate anywhere in our Los Angeles catalogue.

Large floors are cheap, small rooms are not

The per-foot logic in LA runs backwards from what tenants expect. Of 244 units, 61 ask more than $10,000 a month and 39 ask under $1,000; 64 units are smaller than 500 ft² and 28 are larger than 10,000 ft². Big blocks are where landlords discount hardest — a 58,480 ft² floor at 601 South Figueroa Street prices at $2.75 per ft², below the citywide typical rate, while a 108 ft² furnished room in Sherman Oaks costs $6.32 per ft² because the price includes furniture, internet, reception and cleaning.

What it means for a tenant in 2026

If your team is under ten people, do the arithmetic before you chase a conventional lease. All 26 centres in the listing also sell flexible product: a coworking desk at $385 a month, a business address at $110, a virtual office at $100, and meeting rooms from $120. Those numbers usually beat a five-year lease once you add furniture, cabling, insurance and the months you pay before you move in. If you need real square footage, aim at the buildings with the deepest availability — they are the ones where an asking rate is a starting point rather than a statement.
