Choosing an office in Los Angeles is really choosing a freeway. Below is what each submarket holds in our catalogue of 244 offices across 26 business centres, with the rates attached.
Downtown Los Angeles — depth and the widest price ladder
Six towers, 52 available units, $2.37–$5.15 per ft² a month and a typical unit around $2.75. This is where the trophy stock sits: US Bank Tower at 633 West Fifth Street, City National Plaza on South Flower Street, Union Bank Plaza at 445 South Figueroa Street, 601 South Figueroa Street and the Fine Arts Building at 811 W 7th Street. Unit sizes run from 43 ft² to 58,480 ft², so Downtown is simultaneously the cheapest place to take a furnished room and the only place to take a full floor plate. The Arts District entry at 777 South Alameda is the design outlier, priced at $5.15.
Century City — the prestige quarter
Four buildings, 37 units, $2.60–$5.15 per ft². Century Plaza Towers at 2029 Century Park East, 1800 Century Park East, 1901 Avenue of the Stars and 10100 Santa Monica Boulevard form the densest concentration of entertainment law and finance tenants in the city. Sizes run 43–37,179 ft²; the towers hold their rates but availability is deep enough to negotiate on larger blocks.
West LA and Westwood — the Wilshire corridor
Three buildings, 34 units, a tight $2.60–$3.02 per ft². 12100 Wilshire Boulevard and 11601 Wilshire Boulevard carry the largest availability of any buildings in our listing (13 and 12 units), and Oppenheimer Tower at 10880 Wilshire Boulevard anchors Westwood. Consistent pricing here makes it the easiest corridor to compare like for like.
Mid-Wilshire, Hollywood and NoHo — creative space
145 South Fairfax Avenue and 5670 Wilshire Boulevard cover Miracle Mile with 20 units at $2.63–$6.32; 1800 North Vine Street in Hollywood and 5250 Lankershim Boulevard in North Hollywood add 18 more at $2.60–$3.48. Studios, post houses and agencies dominate; fit-out quality drives the price more than the address.
The San Fernando Valley — the value play
Five centres, 47 units, $2.32–$6.32 with a typical unit at $3.02. 21900 Burbank Boulevard, Trillium Towers at 6320 Canoga Avenue and 6303 Owensmouth Avenue serve Woodland Hills; 16501 Ventura Boulevard covers Encino and Valley Office Plaza at 15233 Ventura Boulevard covers Sherman Oaks. Free or cheap parking is the real saving here.
Westside, LAX and the harbour
Howard Hughes Center at 6081 Center Drive and Sepulveda Center on South Sepulveda Boulevard hold 18 units at $2.60–$3.48 near the airport; the Topaz Building in San Pedro and Commerce Corporate Center add 18 more from $2.67, with blocks up to 46,522 ft². Compare all of them in the Los Angeles office listings before you commit to a corridor.
